Average advertised rents for new tenancies rose in July 2026, according to HomeLet’s Rental Index. London recorded the fastest annual increase. The figures describe the market covered by the index; local rents can differ.
What the July figures show
HomeLet reports that the average monthly rent for a new tenancy across the UK reached £1,369 in July 2026. That was 1.2% higher than June’s £1,353 and 4.3% above the £1,313 average recorded in July 2025.
Excluding Greater London, the average was £1,170, up 1.1% over the month and 3.4% over the year. Greater London remained markedly more expensive at £2,207 a month, with annual growth of 6.0%.
The regional picture was broad rather than uniform. Eleven of the 12 regions in the index recorded a monthly increase. Scotland had the largest month-on-month rise at 2.6%, while Northern Ireland was the only region to show a fall, at 0.5%. After London, the strongest annual increases were reported in the East Midlands, Scotland and the North East.
These are averages for new tenancies in HomeLet’s data. They do not describe every property, every existing tenancy or every local market. Differences in property type, condition, location and sample mix mean landlords should avoid treating the national or regional number as a valuation for a particular home.
