England: Chesterfield fines letting agent over tenancy breaches

In England, Chesterfield Borough Council has imposed two financial penalties on a local letting agent following a tenant complaint about the condition of a rented home. In its announcement on 1 October, the council put the combined penalties at £8,652. The amount paid was reduced to £7,354.20 because payment was made within the specified period.

One penalty concerned a six-month fixed-term assured tenancy agreement. The council says the other followed its finding that tenants were told to leave when they indicated that they intended to complain. They moved into accommodation owned by a different landlord.

The council also served an improvement notice requiring the original home to be brought up to the required letting standard.

England’s assured tenancy rules changed on 1 May 2026. For lettings covered by this regime, agreements must run on a rolling basis rather than have a fixed end date. Other types of letting can have different rules.
