England: spring survey finds half of landlords did not raise rents

Half of private landlords in England said they had not increased rent on any of their properties in the previous 12 months, according to the TDS Charitable Foundation’s spring 2026 Voice of the Landlord survey.

The research questioned 2,043 landlords between 26 March and 13 April. It is a snapshot of decisions reported then, rather than a measure of rents this autumn.

Among landlords who had not raised rent on any property, 47% said keeping their existing tenant was a reason. Some 44% cited concerns about tenants’ cost-of-living pressures.

Meanwhile, 48% of respondents had raised rent on at least one property during the previous year, while 2% were unsure. The most common reasons given for increases were higher running costs, maintenance costs and wider cost-of-living pressures.
