The government plans higher property income tax rates in England, Wales and Northern Ireland from 6 April 2027, following the Budget on 28 October.

The proposed basic rate is 24%, the higher rate 44% and the additional rate 49%. Each is two percentage points above the property income rates previously announced for April 2027.

HMRC says the government will bring forward legislation in Finance Bill 2026–27. The announcement sets out a change planned for the 2027–28 tax year.

The Budget overview also notes that Scotland and Wales have powers to set property income rates in line with their existing income tax powers.
