Assured periodic tenancies

From 1 May 2026, mainstream assured shorthold tenancies converted to assured periodic tenancies. England also has Right to Rent, deposit protection, national safety rules and local HMO, selective or additional licensing.

Occupation contracts and Rent Smart Wales

The Renting Homes (Wales) Act framework uses occupation contracts and contract-holders. Landlords must register with Rent Smart Wales; a landlord or agent carrying out letting or management work must have the required licence.

Private residential tenancies

Most modern private lets use the private residential tenancy. Private landlords generally register with the local council, and properties must meet the Scottish Repairing Standard.

Private tenancies and landlord registration

Private landlords must register with the Northern Ireland Landlord Registration Scheme. Tenancy information, deposit, fitness, alarm, gas and electrical duties follow Northern Ireland rules.
